Almea Living provides accommodation management services, booking facilitation services, and information relating to accommodation, experiences and related travel services.
By accessing or using our website, creating an account, submitting an enquiry or making a booking, you agree to be bound by these Terms of Use.
If you do not agree to these Terms, you must not access or use the website.

If you have created a guest profile, it is your responsibility to delete your profile or contact us to request its deletion.

Where Almea Living acts as an intermediary, the contract for the accommodation, service or experience will be between the guest and the relevant provider unless otherwise stated during the booking process.
When making a booking, the lead guest confirms that they:
- Have authority to accept these Terms on behalf of all guests;
- Consent to the processing of personal information in accordance with our Privacy Policy;
- Accept responsibility for payment of the booking.
Booking confirmations will normally be sent electronically and should be checked immediately upon receipt. Any errors should be reported as soon as possible.
Cancellations and Refunds
Cancellation, amendment and refund rights may vary according to the accommodation, service or experience booked.
Specific cancellation and refund terms presented during the booking process shall form part of the booking contract.
Nothing in these Terms excludes or limits any statutory rights that consumers may have under applicable consumer protection legislation.
7. Pricing
Prices displayed on the website are determined by Almea Living and/or its partners.
We use reasonable efforts to ensure that all prices displayed are accurate.
If an obvious pricing error occurs, we reserve the right to:
- Refuse the booking;
- Cancel the booking; or
- Offer the booking at the correct price.
Any monies paid in connection with a cancelled booking due solely to a pricing error will be refunded.
The maximum occupancy of any accommodation remains as stated in the relevant property listing.
8. User Generated Content
“User Content” includes any content submitted by guests or users, including:
- Text;
- Images;
- Reviews;
- Video;
- Audio;
- Feedback.
By submitting content to the website, you grant Almea Living a non-exclusive, worldwide, royalty-free licence to use, reproduce, display, distribute and publish such content solely for the purposes of operating, promoting, maintaining and improving our services.
You retain ownership of your content.
You warrant that your content:
- Is lawful;
- Does not infringe third-party rights;
- Is accurate and not misleading;
- Is not abusive, defamatory, threatening, discriminatory or offensive;
- Does not contain malicious software;
- Does not promote unlawful conduct.
We reserve the right to remove, edit or refuse any content at our sole discretion.
Reviews and Feedback
Where you submit reviews or ratings, you confirm that they:
- Reflect genuine experiences;
- Are accurate to the best of your knowledge;
